Your role and responsibilities
Manage/coordinate site operating related services/expenses, including
building repair and maintenance, HVAC, cleaning services, security services,
utilities and energy, and common areas. To implement facility management model
adopted at country level to engage the best practice from market.
Qualifications for the role
Main Accountabilities
61 Co-ordinates and oversees service providers to ensure the following FM
service scope meet with the targeted standard:
o Repair and maintenance, including making Plans and implements maintenance,
testing and inspection schedules to ensure the facility is operating safely and
efficiently, maximize the life of equipment, reduce risk of failure and meet
statutory obligations.
o Cleaning, monitor/ensure building related cleaning activities in line with
ABB cleaning standard (INSTA model).
o Facility security, supervise vendor to ensures security solutions and
services follow ABB security standards. Ensure appropriate maintenance,
inspection and testing activities are carried out and records kept for all fire
safety equipment and systems. Keeps certificates of compliance.
o Energy efficiency, co-ordinate with the Country Sustainability Officer and
Head of Green CREM, ensures all real estate facilities and services are managed
and monitored to maximize energy efficiency of buildings and sites, makes
assessments and recommends energy saving solutions.
o Green CREM, take initiative to assesses buildings and recommends actions
for improvement in line with ABB’s Green Corporate Real Estate Management
(CREM) approach.
o Common areas, Manages and monitors common areas, including parking and
green areas. Manages activities such as landscaping and snow removal.
o Safety, Zero harm – (in conjunction with the Country Health and Safety
Manager), to ensure that all activities led by Real Estate are undertaken with
all necessary safety control measures to mitigate and eliminate hazards/risks.
61 Act as business partner, coordinating with business to identify
solutions/optimize space utilization and provide technical consultancy on
matters relating to facility operations; obtain requests and feedback, support
daily operation, increase business satisfaction and ensure facility operation
in compliance with all policies and regulations.
61 Takes lead in occupancy cost related, including space planning/allocation,
lease negotiation and management.
61 Takes lead for all renovation and moving projects.

61 Be able to adapt to a dynamic and multi-cultural working environment
61 Upskilling of risk and control management competency in the business
community
61 Utilization of enabling technology to support an effective and efficient
risk management function
Knowledge, Skills and Experience
61 At least 5 years facility management experience for office and
manufacturing facilities.
61 Major in Civil Engineering/Facility Management or Mechanical/Electrical
Automation related fields preferred.
61 Solid lease negotiation and management/project management skills
61 Rich experience with operation and building maintenance including
MEP/HVAC/Security/Catering/Vendor management
61 Knowledgeable with space/occupancy cost planning
61 Outstanding professional ethics and competence.
61 Strong customer service consciousness, good communication skills and
innovative spirit.
61 Well grasp of laws, regulations and standard related to fire protection
system and environment safety.
61 Good English reading, speaking and listening-comprehension abilities.
61 Have excellent skills with AutoCAD and Microsoft Office products including
Excel, Word, PowerPoint, and Project.
61 Flexible to travel.
