What this job involves (Accountabilities): 61 Take effective management and successful execution of all phases of project from initiating to final handover to the client. 61 Cooperate with LDI and client to monitor, review and resolve any site-related issues. Using JLL PM platform setting up site procedures to ensure the program, cost, design, safety and quality are aligned. 61 Conduct weekly site and report meetings with consultants, contractors and suppliers to review the progress as per agreed schedule and proactively follow up on all pending issues. 61 Prepare Master Construction Schedule and regularly review all pending issues with Client to ensure there is no communication gap. 61 Check and review the site’s progress payments to make sure claims from contractors reflect the actual progress. 61 Take the lead and track the coordination progress for drawings submitted by local design consultants, and follow up drawings details or clarifications as needed. 61 Establish and effectively lead the project team to achieve the best possible performance from all members. 61 Monitor and report on the Company resources engaged in the projects, and to allocate these resources to complete the project within the Company budget. 61 Identify & record the needs requirements and constraints of the Client. To apply you will have (Qualifications) Education /Work Experience Requirement: --- Bachelor’s degree or above major in Construction Management, Architecture, Civil Engineering or equivalent to appropriate. --- Above 8-10 years’ experience related to all aspects of Design/Construction/Project Management in Industrial Greenfield Projects for multi-national Clients. --- A strong background of all aspects of Interior Project Management including management on schedule, quality, cost, and risk management, negotiation, etc. Technical and Administrative Skills: --- Proficient in English, in both oral and writing communications. --- Proficient in Excel, Word to complete analysis & reports. --- Well-practiced in creating detail schedule with MS Project or Excel. --- Well-practiced in Power Point for presentations. --- Familiar with project related software, like CAD etc. Business Skills --- Survey Client basic needs, complete commercial assessments and prepare PM proposals to Client. --- Organize & chair meetings & produce effective minutes. --- Prepare design briefs. --- Engage and manage professional consultants necessary for the design and documentation of the project. --- Carry out value engineering, build ability analysis, and critically review the design and documentation. --- Carry out efficient contract administration. --- Produce effective technical reports and regular program reports. --- Implement and appropriate quality control system. --- Be familiar with local contractors & suppliers, deep knowledge in market prices. --- Understand the legal requirement for each project and action parties. --- Assist the Project Teams as appropriate to carry out commercial negotiations with contractors, consultants and authorities. --- Contribute to market analysis and the marketing process. Interpersonal Skills --- Motivate the Project Team members. --- Provide leadership to Team. --- Ensure effective delegation of responsibility and authority. --- Create an environment where all Team members are encouraged to contribute. --- Manage company staff to achieve enthusiastic and effective contribution to the project. --- Assist the General Manager in setting a strategic direction for the division in the local market.
