Job Responsibilities: 1.Plans, implements, coordinates and manages all mechanical operations, maintenance, calibration, communications, energy management, and manpower development programs for a facility, campus or portfolio of buildings. Typically supports a multi-property portfolio with multiple owners. 2.Conducts and assists with inspections and surveys, including energy audits and analysis, HVAC, electrical and plumbing systems, environmental and accessibility compliance. 3.Supervises and reviews technical operations, surveys, energy audits and analysis, HVAC and electrical and plumbing systems, environmental and accessibility compliance, acquisitions and third-party surveys. 4.Supports property management through development, implementation and ongoing improvement of preventive maintenance and engineering procedures, hazardous materials communication plan and indoor air quality programs. 5.Assists with budget preparation, operating cost estimates and comparisons, life safety programs and procedures, domestic water quality control and enforcement of environmental and safety compliance. 6.Oversees all building systems, including fire/life safety programs, plumbing, HVAC and electrical issues; must remain current with latest HVAC technology trends; also responsible for HVAC systems and start up monitoring, evaluation and recommendation of building automation, energy management and automatic temperature control systems. 7.Coordinates maintenance efforts with outside contractors, tenant finish personnel and engineers. 8.Develops specifications and assist in solicitation and administration of maintenance/repair service contracts. 9.Assists in formulating marketing presentations and proposals, start-up processes for building acquisitions and reverse acquisitions and the coordination of building equipment and services in support of tenant construction products. 10.Establishes and monitors programs to ensure compliance with applicable codes, requisitions, government agency and company directives as relates to building operations. 11. Manage the technician team’s work performs, set goals and objectives for each team member, implement periodically goals and objectives reviewing with team member, implement the annual performance review. 12.Performs other duties as assigned. Job Requirements: * Bachelor's degree from four-year college or university major in engineering * minimum of 5 years facility system management experiences( in management role), or equivalent combination of education and experience. Knowledge and understanding of all applicable practices and techniques, laws, project controls and environmental regulations to include safety regulations. * Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action. * Requires in-depth knowledge of financial terms and principles. Ability to calculate complex figures. Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports. * Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company. * Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve complex results.
