Objectives: 61 Ensure all building facilities adhere to proper security standards and cleaning procedures. 61 Formulate the preventive maintenance programs of Flagship, ensure the maintenance and proper working order of all facilities equipment and systems, minimizing critical impact on business operations. 61 Manage annual budget and schedule of property management expenses, initiate corrective measures, and prepare reports by collecting, analyzing, and summarizing data. 61 Supervise property and facility staff and manage external contractors and vendors. 61 Customer-oriented, deliver excellent customer service to both internal and external users.
Specific responsibilities of the position: 61 Take over plant facility from Contractor, make short / long term maintenance plan for all plant facilities, equipment, etc. Oversee the accomplishment of maintenance plan. 61 Leads and manages a team of Property Management staff to manage daily property requirements and plan capital improvements by regularly inspecting properties for damage and inefficiencies. 61 Leads and manages a team of Facility Maintenance staff to monitor and manage the maintenance and repair of all facility systems, including HVAC, electrical (including solar), plumbing, mechanical, utilities and infrastructure systems, etc. 61 Develop and maintain preventive maintenance programs and processes, including capital replacement plans, property and facility condition index, assessment, and schedule. 61 Collaborate with HSSE and administration departments to ensure proper security and environmental protection measures for flagship, comply with all health and safety policies and procedures. 61 Engage with third-party service providers to outsource security guards, greening, cleaning and basic facility maintenance services, ensuring high-quality and cost-effective service delivery. 61 Work closely with finance to plan and manage property management budgets, implement cost efficiencies and process improvements, continuously optimize spare parts management for safety stock and budget control. 61 Provide guidance to operations on basic upkeep and maintenance tasks, repair/replace decisions as well as vendor contact and oversight and emergency procedures. 61 Maintain the routine inspection records, ensure that all information required by management as part of the regular control processes is available in reliable quality. 61 Timely response and follow-ups to emergencies and unplanned situations in the context of appropriate escalation procedures and hierarchy. 61 Execute regular customer satisfaction surveys, analyzing results, and implementing action plans based on feedback is a plus. 61 Other tasks delegated by management.
Specific requirements for the position: 61 Bachelor’s degree or higher, preferably from Property Management, Facilities Management or related field. 61 Proven experience 8 years in warehouse property management, familiar with warehouse facility maintenance, security management and other aspects. Applicants with experience in logistics park property management is a plus, and similar experience may also be considered. 61 Strong cross-functional communication and coordination skills, with the ability to work effectively with various departments and external partners. 61 Demonstrates high degree of integrity. 61 Great service awareness and strong sense of responsibility. 61 Good command of English in reading and writing. 61 Experienced in leader of others. 61 General knowledge and experience on logistics (warehouse). 61 Knowledge of architecture, infrastructure, facility systems and automation equipment is a plus.
