MAJOR RESPONSIBILITIES Co-ordinate service requests for reactive, preventive, and planned maintenance schedules for site equipment, M&E, fabrics, fixtures, fittings, safety, and security equipment and supervise the workers where appropriate. Manage E&M contractor independently with certain technical know-how. Manage the client’s and JLL’s external FM contractors across all technical service, ensuring compliance to terms of service, and resolving issues. Regular follow up with contractors to review with all the E&M matters in good operation condition including but not limited to HVAC, VAV, FCU, CRAC, UPS, power supply, security, Responsible for monthly site inspections to find and resolve issues preventively but not limited to daily patrol. Emergency call support and site attendance for troubleshooting Close out of fitting out and renovation work with understand and follow up experience. Ability to handle small projects by providing proposal for space upgrades, refurbishments, Lab/Shielding Room establishment and internal relocation autonomously and well extensive knowledge to floor loading and EHS related advice to stakeholders. Assist the Facilities Lead with the implementation of local and regional initiatives, ensuring a coordinated approach for the team. Prepare and ensure timely delivery of fixed and ad hoc reports, ensure regional consistency in data submission and filing procedure. Execute plans on agreed scope, schedule and within the outlined budget and forecast and customer satisfaction improvement. Managing all vendors to carry out maintenance for all installations and review maintenance reports Manage maintenance contractors to ensure that planned preventive maintenance and had been carried out in accordance the maintenance schedule. Manage the Building Management System (BMS), Coordinate with building operation teams in setting up and sustaining the best maintenance standards and practices Ensure all procedures, processes, and client requirements are undertaken in a timely and efficient manner Ensure the implementation and management of risk & safety work practices to reduce the interruption to client’s operation Report any incidents, alarms, irregularities or abnormalities of E&M equipment inside office areas, plant rooms, or IT server rooms Manage the inspection programme for the properties on energy conservation, maintenance practices, utility management and risk management procedures Forecast budget for capital works, maintenance works and improvement works annually Prepare request for quotation of works to contractor to select the right contractor Participate for the project works that organized by client for the project contractor including project meeting, site coordination, site inspection, vetting material, drawing, programme and project completion handover document Provide solutions for technical issues Initiate a preventive management program Update technical drawing regularly/Inventory list/Asset list Ensure all certificates are not expired, arrange renewal when required Manage the asset register accuracy and keep up to date using the CMMS Oversee the performance of vendor tagging of assets for PPM, Corrective and Reactive maintenance and report on performance to ensure all assets are tagged to align with scope/requirements in support of life cycle renewal reactive spend Provide support in relation to asset management strategies and proactively creating and maintaining a positive relationship with client Asset Capture – validation and engagement with internal & external stakeholders. Manage the ongoing accuracy and updating of the asset register Able to provide Sustainability initiatives and IoT application proposal Support M&E audit, guidance, or training periodically to JLL managed sites as a consultant. Understanding of electrical, hydraulic, and other systems. Conducting research and applying new knowledge.
