工作职责: 1. In-depth understanding of current office leasing trends in general and good knowledge of shanghai office market with strong local track record. 深入了解当前写字楼租赁的总体趋势,对上海写字楼市场有深入的了解,并具有良好的本地业绩记录。 2. Strong relationship and connection with both regional and international agency firms and accumulate market resources on local and national wide to contribute inspection volume, client and channel resources to office portfolios under management. 与区域和国际代理公司建立牢固的关系和联系,积累本地和全国范围的市场资源,为所管理的办公室组合贡献检查量、客户和渠道资源。 3. Support Senior Manager, or responsible for developing new office tenants and requirements and proactively approach the market for any potential opportunities to drive the rent and occupancy rate for office portfolios under management. 支持高级经理,或负责开发新的办公室租户和需求,并主动接触市场,寻找任何潜在机会,以提高所管理办公室组合的租金和入住率。 4. Work closely with other office leasing team members to implement project leasing strategy, and control/monitor leasing status during any stage of the project’s life circle, provide advice for office leasing strategy and implementation plan. 与其他办公室租赁团队成员密切合作,实施项目租赁策略,并在项目生命周期的任何阶段控制/监控租赁状况,为办公室租赁策略和实施计划提供建议。 5. Responsible for tenants’ contract signing, renewal work, contract changes and contract management, work on tenant retention plan to make sure the renewal rate upon the tenant’s expiry date. 负责租户合同的签订、续租工作、合同变更及合同管理,制定租户保留计划,确保租户到期时的续租率。 6. Strong ownership with good problem solving and analytic capabilities and be able to handle any case negotiation and case dispute independently and provide guidance and support to other team members if required. 主人翁精神强,具有良好的解决问题和分析能力,能够独立处理任何案件谈判和案件争议,并在需要时为其他团队成员提供指导和支持。 7. 任职资格: 1. Bachelor’s Degree business management or real estate related. 工商管理或房地产相关专业本科学历。 2. 8+ years in related field, at least 5 years of independent office leasing relationship management experience in corporate environment of real estate industry. 8年以上相关领域工作经验,至少5年房地产行业企业环境独立办公室租赁关系管理经验。 3. Knowledge of office leasing, mixed used assets with office leasing is preferred. 了解写字楼租赁、混合二手资产与写字楼租赁者优先。 4. Strong verbal and written communications skills in both mandarin and English; Proven negotiating ability as evidenced by quantity and quality of office leases completed. 较强的普通话和英语口头和书面沟通能力;已完成的办公室租赁数量和质量证明了良好的谈判能力。 5. Established working relationships with domestic and foreign tenant representatives. 与内资和外资租户代表建立工作关系。 6.
