职位描述
一、Tenants' entry and exit Management租户进驻及退租事宜
1. Follow up the process of new tenants and tenants leaving, including but not limited to customers' moving in and out, relationship maintenance, lease filing, opening gifts, etc
负责新进驻租户及退租租户的过程跟进,包括但不限于客户迁入迁出、关系维护、租赁备案、开业贺礼等事宜
2. Coordinate the project property to carry out site management of site delivery, decoration, site order and equipment and facilities maintenance, and conduct work docking
协调项目物业开展场地交付、装修、现场秩序及设备设施维护的现场管理工作,并进行工作对接
3. Coordinate tenants' mobilization, decoration, property and project connection, and coordinate the secondary decoration management, site patrol management, inspection and supervision after signing the contract
协调租户进场、装修与物业、工程的对接事宜协调签约后的二装管理、巡场管理、巡查监管等工作
4. Be responsible for daily tenant operation and relationship maintenance, including but not limited to rent collection/collection, daily tenant operation and management, tenant relationship coordination, tenant code of conduct, signing of various documents, and tenant complaint consultation;
负责日常租户的营运及关系维护,包括但不限于租金收缴/催缴、租户日常经营管理、租户关系协调、租户行为规范、各类文件签署等工作,及租户投诉咨询
5. Be responsible for handling all kinds of correspondence between the property and customers
负责物业、客户各类往来函件处理
二、 Tenant Relationship 租户关系
6. Be responsible for customer organization and operation in the building, continuously improve customer stickiness, and gradually expand profitability
负责楼宇内客户组织和运营的相关工作,持续提高客户粘性,并逐步拓展盈利能力
7. Be responsible for the overall arrangement of customer service work and handling the daily operation of the project, including but not limited to daily supervision and guidance of property customer service, environmental health, public safety, etc., and handling various emergencies of the project (such as glass explosion, power failure, etc.), so as to improve and optimize the property management quality
负责客户服务工作的统筹安排处理项目日常运营工作,包括但不限于日常物业客户服务、环境卫生、公共安全等日常监管及指导工作,并处理项目各项突发事件处理(如玻璃自爆、停电等),提升优化物业管理品质

任职要求
1. Education background: bachelor degree or above
教育背景:大学本科及以上学历
2. At least 3 years of experience in operation and management of Grade A office buildings
三年以上甲级写字楼运营管理经验
3. Ability requirements: strong organization, coordination, communication and expression ability, sense of responsibility, principle, strong execution, and good sense of teamwork; Excellent communication and coordination ability
能力要求:有较强的组织协调及沟通表达能力,有责任心、原则性、执行力强, 具备良好的团队合作意识;优秀的沟通、协调能力
4. Have certain professional knowledge of office building/commercial project engineering; Have experience in planning and implementing diversified projects and activities.
具备一定的写字楼/商业项目工程相关专业知识;有多样化的项目、活动的策划和执行经验。
