工作职责:
管理现场各项服务,包括硬服务和软服务
Manage various on-site services, including hard and soft services
监督和检查现场各项服务的完成质量,包括硬服务和软服务
Supervise and inspect the completion quality of various on-site services, including hard service and soft service
与客户代表一起建立FM服务的流程和标准,包括硬服务和软服务
Establish the processes and standards for FM service( Hard service and soft service) with customer representatives
每月总结汇报现场服务(硬服务和软服务)情况,制定次月服务计划,确保公司管理层了解现场的服务质量、工作方向
Summarize and report the service situation monthly(hard service and soft service), develop the service plan for the following month, and ensure that the company's management understands the on-site service quality and work
对各类设施(包括高低压系统、空调系统、给排水系统等运行数据进行及时分析,形成专业报告
Analyze the operation data of HV/LV system, air conditioning, water supply, drainage systems, and provide professional reports timely
及时发现专业设备方面存在的隐患,并进行有效处理,一旦出现突发事故,提供及时有效的解决方案,并对设备系统异常事故原因进行析,撰写专业报告,提出预防措施,并跟进执行,直至问题关闭
Timely identify potential hazards in professional equipment and effectively solve them. In case of incidents, provide timely and effective solutions, analyze the causes of equipment system incidents, provide the professional reports, and propose preventive measures and follow-up implementation until the issue is resolved
制订年度预防维护性维修保养计划,并跟进执行
Build the annual preventive maintenance plan and follow up on its implementation
管理和监督专业承包商的工作,并对供应商工作进行最终验收
Manage and supervise the work of professional contractors, and conduct final acceptance of works
在专业知识和技能方面,为团队成员提供相关技术培训
Provide relevant training for teams in terms of professional knowledge and skills
负责小型整改需求工作受理、方案和预算审核,施工质量安全监管、施工验收、费用结算等工作,并对需求部门进行满意度调查追踪、确保满足使用需求
Responsible for small rectification requirements, reviewing plans and budgets, supervising construction quality and safety, conducting construction acceptance, conducting cost settlement and other work, and conducting the satisfaction surveys and tracking on demand departments to ensure to satisfy that usage needs
针对设施设备运行情况定期提出节能方案,经批准后,跟进执行
Regularly propose the energy-saving plans for the operation of facilities and equipment, and follow up on their implementation after approval
与客户积极沟通,并及时响应客户需求,持续改进提升现场团队的服务质量
Actively communicate with customers and respond to their needs timely, continuously improve and enhance the service quality of the on-site team
建立相应的运营团队实现运营要求。
Establish a corresponding operation team to achieve the operation requirements.
完成客户交办事项
Complete the tasks of customers
职位要求:
具备丰富的设施设备运维管理经验
Must have rich experience in the operation and maintenance management of school facilities and equipment
需具备专业的设施管理能力
Have professional management ability for equipment
具有良好的中英文沟通能力。
Have good communication skills in Mandarin and English
需具备良好的沟通能力
Has good communication skills
需要7*24 小时在线,如发生问题,须在30 分钟之内响应。
Needs to be online for 7 * 24 hours. The response should be taken within 30 minutes if any issues occur.
需具备一定的财务知识
Requires general knowledge of financial.
学历及证书要求:
具有大专及以上学历
Having a college degree or above
五年以上相关工作经验
More than five years of relevant work experience
