JOB SUMMARY Operates, inspects, and maintains mechanical and electrical equipment for commercial HVAC systems in assigned facilities to achieve most efficient results. Assures that equipment is being maintained in a safe manner. Minimizes down time through proactive performance testing and scheduled maintenance.
ESSENTIAL DUTIES AND RESPONSIBILITIES 85 Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety. 85 Maintains, operates, and repairs HVAC systems and associated equipment 85 Inspects building HVAC and plumbing systems to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client. 85 Performs assigned repairs, emergency and preventive maintenance. Completes maintenance and repair records as required. 85 Responds quickly to emergency situations, summoning additional assistance as needed. 61 Support utility management and analysis of optimization to identify energy improvements 61 Study, analyze and review Engineering condition’s improvement opportunity or modification recommendations to achieve ongoing lifecycle effectiveness, smooth operations and economic efficient. 61 Trouble shooting of all day to day operation and maintenance issues.
85 Reviews historical maintenance records to develop proactive inspection, testing and preventive maintenance schedule. 85 Support electrical distribution equipment, plumbing systems, building interior/exterior repair, and related works 85 Performs other duties as assigned.
SUPERVISORY RESPONSIBILITIES Provides formal supervision to individual employees within single functional or operational area. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Effectively recommends same for direct reports to next level management for review and approval. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.

FINANCIAL KNOWLEDGE Requires knowledge of financial terms and principles and to understand operating budgets. Ability to calculate intermediate figures such as percentages, discounts, and/or commissions. Conducts basic financial analysis.
REASONING ABILITY Ability to comprehend, analyze, and interpret documents. Ability to solve problems involving several options in situations. Requires intermediate analytical and quantitative skills.
OTHER SKILLS and/or ABILITIES Uses personal computer and / or PDA for work order system, email, ESS and training. Basic skills with Microsoft Office Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders.
Qualifications and Education:
EDUCATION and EXPERIENCE College or Bachelor's degree in mechanical-related. 4-year above relevant experience. Knowledge and understanding of all applicable practices and techniques, laws, project controls and environmental regulations to include safety regulations.
