3.1.1、Responsible for planning and providing on-going facilities operation and maintenance services including, building and equipment repair and preventative maintenance according to Company policies and procedures;
3.1.2、Properly response and timely taking action for facility working request.
对于客户提出的关于设施的工作需求,恰当地进行响应并及时地采取处理措施;
3.1.3、Provide metric reports to management on the cost effectiveness and efficiency of facilities services, timely submit the required facility reports.
3.1.4、Provide on-going communications to all customers on the status of facility renovation, repair and maintenance activities and performance;
负责现场服务的执行、服务的质量以及客户之间的沟通工作;
3.1.5、Conduct facility improvements and troubleshooting of building equipment such as interior decoration, HVAC, cold room, power supply, energy saving, etc;
执行关于建筑性及设施备设施的改善项目及故障解决,如内装修,冷库空调,供电,节能活动等等;
3.1.6、Monitor the services of third party maintenance contractors and drive the performance can meet LT’s requirement. Assist in selecting vendors and negotiating their contracts;
3.1.7、Responsible for managing facility documentation system, maintain the Facility SOP system in accordance with corporate management system requirements.
3.1.8、Responsible for facility inventory management including spare parts and consumable.
负责设施部门备件及耗材管理工作。
3.1.9、Proper and prompt handle it when find problem, and report to Life management;
发现问题及时处理并向客户相关人员汇报;
3.1.10、Assisting in maintenance standard drafting, and important event preparations,and preparations for annual AOP drafting.
协助维修作业标准制定,以及各类重大活动的准备工作,及协助年度预算制定工作。
3.1.11、May perform other related duties as required and/or assigned.
完成其他设施负责人要求或指派的工作。
3.1.12、Follow work schedule and requirement and inspect facility equipment in the campus;
按工作计划及要求对厂区内所管辖的设施进行巡检; 3.1.13、Follow PM schedule and maintain the facility equipment;
按PM计划对对厂区内所管辖的设施进行维护保养;
3.1.14、Responsible for facility/equipment operation and take the first action for facility problems/troubles;
负责设备设施的运行操作,并对设施出现的问题及故障进行及时的响应及处理;
3.1.15、Responsible for daily repair/maintenance and managing the service by out-sourcing suppliers;
配合及监管外包商进行设备设施小、中、大修;
3.1.16、Make record in time like operation record, inspection record, repair and maintenance record, document set up for new equipment, regular archive the documents and records;
及时做好操作记录、巡检记录、维护保养记录、维修记录和新增设备的归档工作;
3.1.17、Responsible for facility inventory management including spare parts and consumable.
负责设施部门备件及耗材管理工作。
3.1.18、Proper and prompt handle it when find problem, and report to senior technician and Life management if necessary;
发现问题及时向上一级主管和客户相关人员汇报;
3.2人员要求Requirements:
College education background, a minimum of 5 years working experience relevant facility maintenance/operation is required
相关专业大专及以上学历,5年及以上设施维修及运行的工作经验
Problem solving, customer service, planning skills required.
具备解决问题、客户服务以及工作计划性的能力和技巧;
Working knowledge of relevant building maintenance systems, building codes and other related regulatory requirements necessary.
具备建筑及设施运行维修方面的专业知识以及行业标准;
User level working knowledge of PC software, Auto CAD required.
熟练使用常用Office办公软件以及CAD软件;
MNC working experience or facility service provide experience will be a plus;
有外企工作经验或外包服务经验优先
Working knowledge of maintenance/operation for building, power supply, electricity distribution, HVAC, chilling, etc.
有厂务设备如电气、供配电、空调系统等维护运行及维修背景,具备一定的管理能力
Practical working skill, good communication skill;
动手能力强,良好的沟通能力
Certified/qualified electricity technician or Chilling Technician;
