工作职责: 1) Assist Assistant Director for the efficient and professional mall leasing and operation. 协助副总监进行高效和专业的商场租赁和运营 2) Identify and recruit upcoming brands internationally and regionally. 在国际和地区范围内识别和招募即将推出的品牌 3) Negotiate on general leasing for full categories tenant and execute all types of legal document. 为全类别租户的一般租赁进行谈判,并签属所有类型的法律文件 4) Assist in supervising general mall operation and ensure the punctual billings and payable fees collection on brand basics. 协助监督商场的总体运营,确保按时计费和收取品牌基本费用 5) Assist in achieving the required occupancy rate and maximize income. 协助实现所需的入住率并实现收入***化 6) Assist Assistant Director for anchor tenants and key tenants along the whole process. 在整个过程中,协助副总监处理主要租户和关键租户的工作 7) Assist Assistant Director for Property Executive Program as the chief mentor for PE,as well as for junior staff 协助副总监开展项目管理,作为PE(商业地产人才计划)的首席导师,同时也是初级员工的导师 8) Independently handle with tenant from terms negotiation, deal closing with documentation execution, fitting out coordination, repair and maintainence, daily operation supervision and coordination, payable fees collection securing, tenant relationship maintenance; and enquiries and complaints about daily operations, etc. 能够独立处理与租户的关系,包括条款谈判、交易结束与文件执行、装修协调、维修和保养、日常运营监督与协调、应付费用的收取、租户关系的维护、租户对日常运营的询问和投诉等 9) Independently handle individual task force assigned by Assistant Director, e.g. cluster renovation, system development etc.; 独立处理副总监指派的个别任务,例如:集中装修改造、系统开发等 10)Complete other jobs and tasks assigned by the company or superiors in a timely and efficient manner. 按时高效地完成公司或上级交办的其他工作、任务等 11)Actively co-operatewith other departments, teams and colleagues. 积极配合其他部门/团队/同事的工作
任职要求: 1) University graduate; With minimum 12 years’ work experience and 10 years’ experience in retail leasing of similar positioning shopping malls. 大学本科毕业, 12年以上工作经验,10年以上零售租赁/管理经验 2)Exposure in working with foreign-capital enterprise in Chinese Mainland, and in liaising with international companies/clients is preferred. 有在中国大陆与外资企业合作的经验,以及与国际公司/客户联络的经验者优先 3)Fluent spoken and written English and Mandarin. 具有良好的中英文听说读写能力 4)Good negotiation, communication and interpersonal skills with a strong customer service oriented attitude. 具有良好的谈判、沟通和人际交往能力,具有较强的客户服务意识 5)Conversant with the use of PC in particular Windows, MS Word, MS Excel and PowerPoint. 熟悉Windows、MS Word、MS Excel和PowerPoint
