主要工作目标: Leasing and operation on individual brand basics; all daily coordination work on individual brand basics and on overall foundational work basics within Portfolio Management. 品牌基础设施的租赁和运营;在投资组合管理中,所有关于品牌基础和整体基础工作基础的日常协调工作。
主要工作职责:
1) Identify and recruit upcoming brands internationally and regionally. 在国际和地区范围内识别和招募即将推出的品牌 2) Negotiate on general leasing for full categories tenant and execute all types of legal document. 为全类别租户的一般租赁进行谈判,并签属所有类型的法律文件 3) Supervise general mall operation and ensure the punctual billings and payable fees collection on individual brand basics. 监督商场的总体运营,确保按时缴费和收取品牌基本费用 4) Achieve the required occupancy rate and maximize income. 实现所需的入住率并实现收入***化 5) Assist Assistant Director for anchor tenants and key tenants along the whole process. 在整个过程中,协助副总监处理主要租户和关键租户的工作 6) Assist Assistant Director to handle individual task force, e.g. regular report, system development etc.. 协助副总监处理指派的个别任务,如定期报告、系统开发等 7) Independently handle with tenant from terms negotiation, deal closing with documentation execution, fitting out coordination, obtain business licences, daily operation supervision and coordination, payable fees collection securing, tenant relationship maintenance. 独立处理与租户的关系,包括条款谈判、交易结束与文件执行、装修协调、获取营业执照、日常运营监督与协调、应付费用的收取、租户关系的维护 8) Complete ad hoc work assigned by the company or superior on time and efficiently. 按时高效地完成公司或上级交办的其他工作、任务等 9) Actively cooperate with other departments/teams/colleagues. 积极配合其他部门/团队/同事的工作
技能、资格和经验等方面的要求: 05 University graduate, minimum 8 years’ experience in retail leasing of similar positioning shopping malls, preferably with property management experience 05 本科以上学历,至少8年以上商业招商或购物中心相关岗位工作经验,有物业运营管理经验者优先考虑 05 Good negotiation, communication and collaboration skills with a strong customer oriented attitude 良好的谈判、沟通与协调能力,有较强的客户服务导向 05 Pleasant personality with good interpersonal skills 性格开朗,具有良好的人际交往能力 05 Experience with multinational enterprises in Chinese Mainland, and connections with international companies/clients is preferred 有在中国大陆与跨国企业合作的经验,以及与国际公司/客户联络的经验者优先 05 Proficient in English and Mandarin 具有良好的中英文听说读写能力 05 Conversant with the use of PC in particular Windows, MS Word, MS Excel and Power Point 熟悉Windows、MS Word、MS Excel和PowerPoint
