1、负责统筹、领导监管、审查、评估及修订各岗位工作及职能,确保所有人员有高度的服务质量和效率及良好的服务态度; High quality of provided services,team management, charge of all property aspects soft service and hard facility`s management, keep good attitude for all team members to the client
2、负责与客户建立良好关系并确保所负责项目合同每年顺利续签; Keep a good communication with the client to insure the service contract renew successful
3、负责执行政府各项法规、法令及物业管理公约; Complement national property management law and regulation execute onsite
4、负责领导全体工作人员学习业务、安排训练所有属下之员工、提高专业知识水平及工作效率并维持团队稳定; Responsible for members to have a enough good training to keep high service standards complement
5、负责安排维修一切设备并严格执行维护公司财产,保持环境卫生、维修及检查一切消防及安全设备维持秩序及治安; Responsible for all company assets and onsite facilities safe, and keep a good working environment and charge of fire control equipment safe onsite,
6、负责制定物业部的年度预算,及时完成客户账款的收集并监督执行情况。 Responsible for annual onsite budget, and charge of service fee receive.
任职要求:
1、年龄在30岁以上,本科及以上学历,熟练运用英语进行顺畅的沟通,具有较强的语言沟通能力,较强的英文沟通能力(客户方沟通对象是外籍); Above 30 old age, bachelor degree, fluent English communication capacity, could keep a good communication with foreign client managements
2、至少5年及以上物业行业管理经理级别以上相关工作经验;至少3年以上综合办公楼、学校,公建类工程物管经验; At least 5 years property management working experience, at least 3 years office building, school, and other public industry park & factories property management experience
3、身体健康,仪表端正,具有强烈的创新与服务意识; Good health and services mentality and attitude
6、具有良好的领导能力,能有效激励项目基层人员成长,推动工作开展; Good leadership , could take a good control for team management
7、具有较强的组织协调能力、综合管理能力、处理突发事件能力及执行力; Strong organization and coordination ability, comprehensive management ability, emergency handling ability and execution ability
8、悉物业相关政策、法规及行业安全服务规范标准及守则,具备职业精神及良好的职业道德修养; Familiar with property related policies, regulations and industry safety service standards and codes, with professional spirit and good professional ethics
