JOB SUMMARY Provides ongoing management of real estate transaction activities for a defined portfolio of properties. This role will work closely with Leasing Executive/s to ensure the best possible transactions outcomes are achieved whilst supporting the operations of the Integrated Portfolio Management – Transaction Management service line for Cushman & Wakefield.
RESPONSIBILITIES 61 Implements real estate plans with an understanding of C&W’s real estate goals. Assists with project initiation and scope definition, prioritization of assignments, and adherence to priorities, commitments, and milestones. 61 Coordinates with broker/agent to effectively negotiate the business terms and conditions for a wide variety of commercial real estate products, including land, office, retail and industrial. 61 Coordinates the negotiation of sales through a field broker. Negotiates leases and lease amendments. Monitors lease expirations. Negotiates lease renewals within the prescribed timeline. Locates and acquires new properties to meet the requirements and timeline. Disposes of surplus properties within the prescribed timeline. 61 Coordinates field broker selection and other required resources, subject matter experts, and business partners. If necessary, facilitate review and approval of proposed team resources for the purpose of transaction execution. 61 Drafts and creates a large variety of analyses and relevant documents, including but not limited to: project initiation, market comparable reports, Requests for Proposals (RFPs), proposal comparison packages, letters of intent, and broker's opinions of value. 61 Understands how to review, analyze, and interpret financial analysis templates including book and cash flow projections, NPV (net present value), and/or IRR (internal rate of return) financial analyses to enable to make more informed decisions. 61 Works closely with C&W and/or Lease Administration, Project Management, Facility Management, and Finance/Accounting teams to ensure integration between the service lines. 61 Closely tracks all transaction activity (commissionable and non-commissionable), prepares commission forecasts and vouchers, and accounts for all savings results achieved. 61 Monitors and maintains a real estate project tracking system to ensure timely transaction completion. Prepares reports and makes presentations to relevant parties. 61 Adheres to all state real estate agency requirements. Ensures compliance with C&W's corporate policies as they relate to identifying and mitigating potential conflicts of interest. 61 Resolves landlord and tenant disputes. 61 Other duties may be assigned.
QUALIFICATIONS & REQUIREMENTS 61 Tertiary qualification in real estate or a business-related discipline preferred 61 At least 8 years of experience relevant to Corporate Real Estate 61 Experience in transactional leasing and commercial real estate property management 61 Proven experience in property leasing/transaction management; working with major landlords 61 Strong commercial real estate industry related experience 61 Experience in managing a geographically diverse portfolio 61 Demonstrated ability to work, interact and communicate effectively with stakeholders at all levels and build positive, lasting professional relationships 61 Proven experience in strategic portfolio management 61 Must have written and oral expertise in Chinese – Mandarin language 61 Must have relevant experience and understanding of Greater China Market – Mainland China
