1. Job Summary 1.1 The IFM manager is responsible for the effective and productive management of the account and leadership of the team to ensure delivery of the integrated facility service in line with client’s expectations. 1.2 Builds positive stakeholder relationship that provide in depth knowledge of client’s business needs and meet their expectations 1.3 Provides leadership, direction, training and development of onsite team to build strong culture of service spirit, safety, efficiency, continue improvement and innovation 1.5 Develop annual IFM service management masterplan to deliver service benefit and outcome.
2. Qualification & Requirements 2.1 Education 1) Bachelor degree or equivalent 2) Major in MNC company, Hard background 2.2 Working experience 1) 8 years and above to take IFM role for integrated service management 2.3 Professional skill 1) Knowledge and skill in operation/repair/maintenance/emergency Industrial utility system, building and facility 2) Trouble shooting skill 3) Extensive knowledge in EHS management 4) Risk management capability 5) CMMC system (Maximo, facility one….) 2.4 General Skill 1) Strong leadership 2) Good team spirit 3) Good listen, presentation and communication skill 4) Reporting 5) Office skill (Word, Excel, PPT) 6) Fluency in spoke and writing English
3. Main Responsibilities 3.1 Operation Management 1) Deployed fulltime onsite and leads IFM team to fulfill contractual Obligations to meet customer’s expectations 2) Responsible for the performance of IFM Service in line with Client standards and operational procedures to ensure the high quality and timely delivery of all activity within the contract scope 3) Implement company business policies, procedures, standards and SOP to ensure the compliance within the account wide 4) Establish and implement KPI, tracks/analyzes and reports performance of customer satisfaction, EHS, cost, quality… 5) Provides the management and technical directions to all IFM team and ensure service performance meet client expectation 6) Regularly organizing meeting with client for service result 7) Reporting and communication 8) Vendor management, arrange\monitor the vendor to provide high quality service in daily inspection \PPM\modification\emergency management 9) Sustainability program development and implement
3.2 Client Management 1) Works closely with the client to ensure satisfaction 2) Establish a business plan to capture the strategic initiatives and targets 3) Periodically conducts business review with the clients 4) Present valve added solution and business cases to the client to meet client strategy
3.3 Contract Management 1) Understanding the contract term, conditions, scope and implement daily 2) Contract governance management 3) Contract extension
3.4 Financial Management 1) Define the annual budget 2) Spending management, Daily track of spending, analyze, adjust and control the spending to meet budget 3) Payment management, issue the service invoice according to contract term and follow the service fee payment; On time pay vendor cost 4) Getting more cross-selling 5) Achieving financial KPI and objective
3.5 HR Management 1) Goal-setting of onsite team 2) Conducts performance reviews monthly 3) Recruit the qualified staff 4) Establish a high engaged IFM team 5) Develops a detailed employee development plan and succession plan 6) Training and coaching 7) Onsite team daily management 3.6 Procurement Management 1) Vendor contract Management 2) Daily PR, PO, GR management, contract preparation 3) Vendor performance evaluation 4) Cost management
